ESSENTIAL DUTIES AND RESPONSIBILITES: Experienced and ready to work HVAC / General Maintenance Technician needed for apartment communities. Position requires candidate to perform HVAC service calls and/or general maintenance duties as required, to effectively service and maintain residential air conditioning systems; and perform general maintenance service calls and other skills as required, to include, but not limited to, installation, repairs and maintenance to building, facilities, and service equipment. Basic knowledge of general maintenance repairs is a MUST. Only experienced need apply.
• Technician should be capable of responding to a variety of trouble calls such as, but not limited to, hot/cold issues, general plumbing, carpentry work, electrical repairs, plumbing & piping repairs, patch/texture/paint, lighting issues, minor leaks and general customer service skills (face to face communication)
• Technician must have advanced understanding how to trouble shoot systems including, circulating water systems, pumps, motors, and control system
• Must be able to work from elevated areas such as ladders, platforms, scaffolding, etc., utilizing fall protection equipment as necessary to complete tasks.
• Maintains records for inventory of repair supplies and materials; prepares materials requisitions for approval of supervisor as replacement needs dictate
• Must be able to effectively work alone or in groups with others.
• Assists other Trades as directed by Supervisor
• Must have flexibility to work overtime and all assigned shifts, including weekends and holidays, and serve on an on-call basis, as may be dictated by the needs of the business.
QUALIFICATIONS:
• Requires knowledge of tools and equipment related to trade, as well as basic shop math abilities.

Apartment Maintenance Technician

SUMMARY: We are seeking a dedicated Apartment Maintenance Technician to work with the property manager to maintain our residential community’s comfort and reliability. With a diverse set of tasks ranging from quick fixes to in-depth repairs, your role will be pivotal in ensuring our residents have a safe, comfortable, and hassle-free living experience.
ESSENTIAL DUTIES AND RESPONSIBILITES:
• Prepare units for new occupants, which may include painting, cleaning, and other general repairs and maintenance tasks.
• Assist with the installation of new appliances, fixtures, or equipment in apartments.
• Address and fix issues related to plumbing, electrical systems, HVAC units, appliances, and other in-unit necessities.
• Keep the apartment community’s exterior, including walkways, parking lots, swimming pool and laundry room in good condition.
• Perform regular checks of building systems and structures, ensuring they function correctly and are in good condition including routine inspections of safety systems.
• Be on call for any emergency repairs or issues, addressing them promptly to avoid further damage or inconvenience.
• Document maintenance and repairs as directed by property manager.
• Work closely with the property manager updating them about ongoing maintenance tasks, upcoming repairs, or potential issues that might require attention.

HVAC Technician

SUMMARY: Performs skilled technical work in the maintenance, repair, replacement, and installation of heating, air conditioning and refrigeration equipment, controls and low temp equipment.
ESSENTIAL DUTIES AND RESPONSIBILITES:
· Installs, troubleshoots and repairs heating, air conditioning and refrigeration units, including chillers, boilers, heat pumps, and low temp equipment.
· Troubleshoots malfunctioning heating, air conditioning, refrigeration systems, and low temp equipment to determine the cause of the malfunction.
· Performs scheduled maintenance inspections, and adjusts, cleans and calibrates various systems to assure proper system operations.
· Replaces expansion valves, compressors, motors, coil units and other component parts.
· Cleans refrigerant systems from hermetic burnouts, evacuates, and charges systems.
· Provides technical assistance with the design of HVAC and low temp systems including installations and modifications to existing systems.
· Knowledge of pertinent rules and regulations, guidelines, safety orders, departmental operating procedures and safety regulations sufficient to ensure that work is performed in compliance with applicable law.
· Follows safety rules/procedures; avoid known hazards in the work environment.

SUMMARY: Perform work involving the skills of two or more maintenance or craft occupations to keep machines, mechanical equipment, or the structure of an establishment in repair. Duties may involve pipe fitting; boiler making; insulating; welding; machining; carpentry; repairing electrical or mechanical equipment; installing, aligning, and balancing new equipment; and repairing buildings, floors, or stairs.
ESSENTIAL DUTIES AND RESPONSIBILITES:
• Inspect, operate, or test machinery or equipment to diagnose machine malfunctions.
• Dismantle machines, equipment, or devices to access and remove defective parts, using hoists, cranes, hand tools, or power tools.
• Perform routine maintenance, such as inspecting drives, motors, or belts, checking fluid levels, replacing filters, or doing other preventive maintenance actions.
• Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary.

• Maintaining, diagnosing, and repairing boilers in 274 unit community.
